How to Specify LG Fan Coil Units for a Resort Guest Room

Capacity line-up, 33 dB(A) sound pressure, static pressure, controls and the connection parts nobody budgets for — the decisions that make four hundred rooms comfortable or four hundred complaints.

A low static ceiling concealed duct fan coil unit above a guest-room ceiling: insulated chilled-water connections, a two-way valve and a drain line are the entire interface with the central plant.

On a resort project the chiller gets the attention. It is the capital item, it carries the efficiency numbers that end up in the sustainability report, and it is where the design engineer spends their time.

The fan coil units get a line on the equipment schedule. And yet there are four hundred of them, one in every room, and they are the only part of the system the guest ever experiences. If a fan coil is noisy at high speed, the guest hears it at 2 a.m. If it is oversized, it short-cycles and the room ends up cold and humid. If the filter is awkward to reach, housekeeping stops cleaning it and the coil fouls within two seasons.

The chiller is what the owner buys. The fan coil is what the guest reviews.

What a fan coil unit is, precisely

An FCU is an indoor unit fed by water rather than refrigerant. The refrigeration cycle happens in the central plant; the fan coil only exchanges heat between room air and the chilled water passing through its coil. Because only water piping enters the occupied space, the installation is inherently safer and there is no refrigerant charge above the guest's head (LG FCU product introduction).

LG fan coil units are designed to work with the full range of water sources — air-cooled and water-cooled chillers, inverter scroll, screw, centrifugal and absorption — as well as hydro kits.

Decide this on day one

The LATAM line-up is two-pipe only: cooling or heating per loop, not both simultaneously. In Caribbean hospitality that is rarely a limitation, but it has to be an explicit design decision rather than a discovery during commissioning.

The capacity line-up

Three families cover the whole resort programme, from a standard guest room to a ballroom, across 5 to 44 CMM of airflow.

That rating condition matters when you compare brands. A unit rated at a lower entering water temperature will look more capable than it is on your actual loop, so check every competing selection against the same 7/12 °C condition before you compare numbers.

The guest room: low static duct, and why

For a standard room, the low static ceiling concealed duct unit is the default. Three reasons, in the order in which they decide the job.

Noise

The optimal FCU design brings sound pressure down to 33 dB(A), below a soft whisper at 40 dB(A) and well under urban residential background at 50 dB(A). On an upper-upscale property this is not a comfort nicety — it is the difference between a five-star review and a complaint about the air conditioning.

Ceiling space

Air intake can be taken from either the rear or the bottom of the unit, so it fits where the ceiling void is tight — the normal condition in a retrofit or inside a corridor soffit. That flexibility is often what keeps a ceiling height at 2.60 m instead of 2.45 m.

Sleep behaviour

Sleep mode drops the fan to low speed once the timer is set, so air is not blown directly at a sleeping guest. The BLDC motor holds airflow against external static pressure, with E.S.P. set from the wired controller rather than by rebalancing dampers on site.

Public areas: cassette, and the options worth keeping

In lobbies, restaurants and meeting rooms the 4-way cassette is the standard choice, and two of its options deserve to be specified deliberately rather than deleted for budget.

Vane control gives four independently controllable vanes across six angle steps from 20° to 70°, which is how you get indirect airflow over a seated restaurant and direct airflow across a lobby on a hot afternoon. The human detection kit uses image sensing across a 12 by 6 metre field to count occupants by zone and then applies either power saving or airflow redirection automatically — in a meeting room that runs empty most of the day, that option pays for itself on the electricity bill of a single season (LG FCU product introduction).

Two installation details contractors care about: the detachable corner design lets the hanger be adjusted and the drain connection checked for leaks after the unit is already up, and the panel clips on with a button-type holder. Ceiling height is then set from the remote controller — Low, Standard, High or Very High — instead of manually adjusting fan RPM on each of four hundred units.

Multi-zone areas: middle static duct

A single middle static ducted unit can serve several zones through ducted branches, with a 4-zone controller driving damper actuators from zone thermostats while the wired controller monitors damper status.

Price it before value engineering finds it

The 4-zone controller is an option, and the dampers and thermostats are field-supplied. Budget them explicitly, or the zoning strategy quietly disappears from the project.

Controls: where 400 rooms become manageable

One wired controller can group up to 16 fan coil units, handling on/off, mode, fan speed and timing together, which cuts both installation cost and daily operational friction. Above that, the central controller range scales with the property.

For a resort, AC Smart 5 is usually the interesting tier: with the chiller option kit and an ACS I/O module it controls fan coils, the chiller and up to three pumps, with map view navigation, scheduling, time limit control, energy monitoring and error alarms by email. The BACnet IP and Modbus TCP interfaces come without an additional gateway, which removes the usual integration line item.

And a detail experienced hotel operators always ask for: there is a dedicated hotel version of the simple wired controller, plus total and partial lock functions, so a guest can set temperature but cannot put the unit into a mode that fights the plant.

Maintenance, which is really about housekeeping

Filters are removable and cleanable, with a filter sign shown on the cassette LED, in the wired controller and in the mobile application. On ducted units, a detachable front and rear panel and an accessible fan case mean the coil and the motor can be reached without dismantling the unit.

Enable this at commissioning

Auto Dry runs the fan after cooling stops to dry the heat exchanger and inhibit bacteria and odour, and it is off by default. In a humid climate, switching it on during commissioning is one of the cheapest decisions on the whole project.

The parts list nobody budgets for

This is the section that prevents the most common surprise on a chilled-water job. LG supplies the FCU body and the cassette panel. Everything that connects it to the water loop comes either from the FCU supplier or from the installer, and all of it has to be priced.

Multiply that by four hundred rooms and it stops being a rounding error.

Where to get them in the Caribbean
